How Rental Management Works

Trades are hired by you and invoice you directly. We dispatch them and add no markup.

Tenant calls on a managed door come to us. Emergencies (no heat, an active water leak, no power, a lockout or a security breach) are returned within one hour and a trade is dispatched. For fire, gas or danger to life, tenants call 911.

Photo Reports

Each report has timestamped photos, notes for each room, and findings split into Required and Recommended. It arrives by email within 48 hours of the visit.

No Electrical, Plumbing or Gas Work
Licensed trades do that work. If a visit finds a problem of that kind, the report says so and the trade quotes it separately.

Not a Pre-Purchase Home Inspection
Our inspections are visual and non-invasive: a condition check of a rental you own. They are not a code or engineering assessment.

No Emergency Line for One-Off Visits
One-off visits are booked ahead. The one-hour emergency callback is for managed doors only. For an emergency at a unit we don’t manage, call the trade directly.
