Who Books an Inspection

Owners who live away: You see the unit’s condition without the drive.
No visit in a year: A tenant who pays on time and never calls may not report small problems. If nobody has been inside in a year, an inspection shows you the unit’s condition.
Before winter: A fall visit can find a failed alarm, a slow leak or a blocked gutter before freeze-up.

What We Check

We don’t open walls, lift flooring or take anything apart. We test what can be tested by hand and photograph what we find.

Smoke and CO alarms: present and sounding
Signs of moisture or leaks under sinks, around fixtures, at ceilings and windows
Heat working in every room
Furnace and ventilation filters: condition noted
Grading and gutters, viewed from ground level
Anything the tenant has reported, checked and photographed

The Report

Photos of every room and the exterior, short notes for each room, and a list of flagged items split into Required and Recommended. It arrives by email within 48 hours of the visit.

What This Is Not

This is not a pre-purchase home inspection or a code or engineering assessment. We don’t certify anything. It is a visual, non-invasive check of your rental, with photos. If something needs a licensed trade, the report says so.
