What We Do as Your Agent

  • Advertise vacant units and show them to applicants
  • Screen applicants and prepare leases on your terms, for you to sign
  • Serve Residential Tenancies notices: entry, rent increase and termination
  • Take tenant calls and arrange repairs
  • Attend Residential Tenancies hearings as your representative

Rent, Deposits and Repairs

Tenants pay rent and security deposits directly to you. We never receive, hold or handle rent, deposits or any other money.

Once a month, forward us the bank alert or text us the amount and date. If the rent hasn’t arrived, we contact the tenant that day. If it stays unpaid, with your approval we serve notice under the Residential Tenancies Act and, if needed, file and attend the hearing ($195 including two hours). Any government filing fee is yours.

Trades are hired by you and invoice you directly. We dispatch them and add no markup. You pre-approve emergency work up to $500 and routine work up to $300.

Owners keep their own landlord insurance.

We manage doors from St. John’s to Holyrood, including Harbour Main and nearby.
