Do you manage rentals?
Yes. Rental management is $109 per door per month in the CBS corridor and $129 in Metro, plus HST, billed monthly in advance. The minimum is two doors ($218 a month in the CBS corridor, $258 in Metro), and it’s $10 less per door at five or more doors. We act as your agent for the tenancy. The monthly fee covers tenant calls, arranging repairs, notices, renewals and one inspection a year. Tenants pay rent and deposits directly to you. Two things are charged separately: leasing a vacant unit, at half of one month’s rent, and Residential Tenancies hearings, at $195 including two hours, then $95/hour. How rental management works.
Who do my tenants call?
On a managed door, they call us. Emergencies (no heat, an active water leak, no power, a lockout or a security breach) are returned within one hour and a trade is dispatched. Other calls are returned within one business day. For fire, gas or danger to life, tenants call 911. One-off visits don’t include tenant calls.
Who pays the trades?
You do, directly. Trades are hired by you and invoice you; we dispatch them and add no markup. You pre-approve emergency work up to $500 and routine work up to $300. Anything above that, we ask first.
How do I stop management?
Either of us can end it with 60 days’ written notice. Keys and tenant files come back to you within 10 days.
What’s in a report?
Timestamped photos, short notes for each room, and a list of flagged items split into Required and Recommended. It comes by email. Every visit ends with one. See the sample report.
How soon does the report arrive?
Within 48 hours of every visit, as a dated photo report. Move-out evidence reports arrive within 24 hours.
Which areas do you cover?
St. John’s to Holyrood and the surrounding area, including Mount Pearl, Paradise, Conception Bay South and Harbour Main.
How do the two price zones work?
Every service has two prices: one for the CBS corridor (CBS, Paradise, Holyrood, Harbour Main & nearby) and one for Metro (St. John’s & Mount Pearl). Your price is set by where the property is, not where you are. See the full price list.
Do prices include HST?
All prices CAD, plus HST. The price list shows prices before tax, and the invoice adds HST.
Do you do repairs?
Small repairs, yes: patching, touch-ups and hardware, the kind of work that fits in a turnover’s included hours. Electrical, plumbing and gas work goes to licensed trades, quoted separately. We tell you which is which before work starts. See what a turnover includes.
How fast do you respond?
For one-off services, we reply to messages within one business day, by email or text. We don’t promise visit times. When we book a visit, we agree the date with you. If weather forces a change, we tell you before the visit. Managed doors: see “Who do my tenants call?”
Is there a minimum for vacancy checks?
Yes. Heating-season vacancy checks are booked as a block with a 10-visit minimum. How vacancy checks work.
Do you handle tenants’ belongings?
No. If a tenant has left things behind, we photograph and document them as found, and the decisions stay with you.
Can you hold keys?
Yes. Keys we hold are logged in and out, never copied, and every use is tied to a visit on your record.
Do I need to be there?
No. Most owners aren’t. Keys are logged in and out and never copied; if the unit is occupied, the tenant gets written notice before we come, and we confirm the timing with you first. The report arrives within 48 hours.
How do I pay?
One-off services are invoiced after the report, payable within 15 days. Rental management is billed monthly in advance.
Do you collect rent or hold deposits?
No. Tenants pay rent and deposits directly to you. We never receive, hold or handle rent, deposits or any other money. On managed doors, you confirm each month that the rent arrived.
Do you work with property managers?
Yes. Same rates as owners, with trade terms for firms. Terms for property managers.
How long do you keep reports?
Seven years. Ask for a copy of any report we’ve sent you, any time in that window.
